How it works
- Finds the Date, Description and Amount (or Debit/Credit) columns automatically, even with a few lines of account info above the header. Handles quoted fields, semicolon or tab separators,
$1,234.56,(45.10),1.234,56and most date formats. - Applies keyword rules to each description. Landlord mode maps categories to IRS Schedule E lines (3 to 19); freelancer mode maps to Schedule C lines and leaves money coming in out (log client payments separately).
- Mortgage payments are left blank on purpose, because they mix interest, principal and escrow. Split them using your lender statement.
- Output columns match the Transactions tab of the Rental Property Tracker and the Expenses tab of the Freelancer Finance Tracker, so a paste lands in the right columns. It works with any spreadsheet that uses the same column order.
This tool organizes records; it is not tax advice. Check the category of every row and confirm line numbers on the current IRS forms or with a tax professional. Built with AI assistance; the parser and rules are covered by automated tests, and pasted output was checked against the Schedule E and Schedule C tabs of both trackers.
